Move-out cleaning is priced differently from a regular house cleaning, and people are often surprised by the gap. It is not a markup. It is a different job with a different finish line, and understanding that is the fastest way to know what your own number will be. A recurring clean keeps a home at a standard while people live in it. Nobody inspects it afterward. Move-out cleaning ends with someone walking through with a checklist and a financial decision attached — a landlord holding a deposit, a buyer's agent at final walkthrough, or a property manager deciding whether to charge the turnover to you.

That changes the scope completely. Inside the oven. Inside the refrigerator, including under the drawers. Inside every cabinet and drawer, not just the fronts. Behind and under appliances that get pulled out. Baseboards along every wall. Window tracks. Closet shelves and rods. Light fixtures and ceiling fans. The tops of doors.

None of that is in a normal weekly clean, because none of it needs to be when someone lives there.

What actually decides your price

Whether the home is empty. An empty house cleans faster and cleans better. Furniture and boxes hide the exact surfaces an inspection checks. If you can schedule after the movers, do — it usually costs less and always finishes better.

How long you lived there. A two-year tenancy and a twelve-year one are different jobs in the same square footage. Grout, grease film above the stove, and the buildup behind appliances accumulate on a timeline, and no amount of frequency in the final month undoes it.

The kitchen. In most move-outs the kitchen is half the labor. Oven interiors, range hood filters, the gap beside the stove, and the top of the refrigerator are where deposits are lost.

Pets. Hair works into carpet backing, baseboards and vents. It is recoverable, but it is additional hours, and it is the first thing an inspector notices.

Whether carpets are included. Carpet cleaning is a separate trade with separate equipment. Some leases require professional carpet cleaning with a receipt. Check your lease before assuming it is covered.

What a landlord actually looks at

After eight years of move-out work across Manatee County and Sarasota County, the failures cluster in the same places every time:

The oven, always. Inside the refrigerator, including the seals. Bathroom grout and the base of the toilet. Window tracks and sliding door channels, which in Florida collect sand that never fully leaves. The inside of cabinets, which most people wipe on the outside and never open. Air vent covers.
